Woodfield Development LLC plans a new multifamily community in far north Fort Worth.

Northwest Village is expected to have two buildings with 455 units combined and total about 577,000 square feet, according to state filings. It will be located on Roaring River Road and State Highway 114, crossing over into Denton County near AllianceTexas.

Adam Soto, development partner with Woodfield, said there will be a mix of floor plans, from studio to three-bedroom units. Amenities will include a speakeasy club house and two pools.

Construction on Northwest Village is expected to start this month and be completed in 2027, Soto said June 11. Proximity to booming industrial development in Hillwood’s Alliance is fueling housing needs for its growing workforce, he said.

“We feel like there’s a real demand in this area, in particular, for multifamily housing and quality multifamily housing associated with that as well,” Soto said.

The multifamily project is expected to have both a four-story and five-story building, plus space for parking, according to a May 16 filing with the Texas Department of Licensing and Regulation.

Construction is estimated to cost $101.4 million.

The development could feature even more housing: Soto said two- and three-story townhomes are also planned as part of the project.

Northwest Village will be part of 50-acre development by Arizona-based Matrix Equities, which will feature 500,000 square feet of commercial space for retail and restaurants, a 1.5-acre park and a small build-to-rent community. Woodfield owns 15 acres as part of that development.

Woodfield, which is based in South Carolina, has developed and sold apartment communities across the country, including in markets such as Nashville and Charlotte, according to its website. The company has proposed a 21-story multifamily tower near the Dallas Farmers Market.
