Called Yardly Eden, the estimated $55 million development includes 226 townhome units for rent across 72 buildings and 19.2 acres at 1701 Mansfield Webb Road in southeast Arlington. The community is about 10 miles away from the city’s Choctaw Stadium and Entertainment District. Amenities include a pickleball court, pool and fitness center.
Yardly Eden is about 10 minutes away from the company’s first build-to-rent project in the area in Grand Prairie, Yardly Dechman. The 142-unit Grand Prairie community was leased fully leased in nine months, said Mitch Avery, Taylor Morrison’s vice president for build-to-rent operations.
The success of that development last year has led to others in the Dallas-Fort Worth area, Avery said. Taylor Morrison has closed on land for 10 communities across DFW, he said. Yardly currently has plans in six cities — Anna, Celina, Denton, Lavon, Melissa and Saginaw.
“We’re super excited about DFW,” Avery said. “It’s been one of the best markets in the country, very bullish on expanding here for Yardly.”
The once hot build-to-rent market has cooled a bit in North Texas. While DFW led the nation in build-to-rent home construction in 2022, new construction of the communities is down 57%.
Construction for Arlington’s Yardly Eden started in late July and is expected to finish in May or June of next year, with units available for leasing next September or October. Arlington development will be the first in the area that will feature Yardly’s new quad format — a two-story unit with bedrooms upstairs, Avery said.
Some units will have attached garages. Yardly communities typically have single story, one- or two-bedroom homes ranging from 700 to 1,100 square feet, according to its website.
Arlington was an ideal location due to its proximity to other cities such as Dallas and Fort Worth, along with the Dallas-Fort Worth International Airport, Avery said.
“Residents can get all over DFW from that location in you know, 20 to 30 minute drive,” he said.
Headquartered in Scottsdale, Arizona, Taylor Morrison launched its build-to-rent brand in 2022. Yardly also has communities in Arizona, Florida, North Carolina, according to its website. So far, Yardly lists 11 communities in Texas, including in the suburbs of Austin and Houston.
