Ascent Investment Partners added another piece to McKinney’s fast-growing industrial corridor. The Dallas-based firm announced Sept. 9 it purchased a 20-acre site next to McKinney National Airport, citing the city’s ongoing airport expansion as a key driver of value.
“This acquisition underscores our belief that the expansion of the McKinney National Airport is increasing industrial land values in the immediate area and strengthens Ascent’s ability to provide high-quality investments to our investors,” said Tom Dosch, co-founder of Ascent, in the release.
Positioned At The Center Of Growth
The property sits directly beside Ascent’s existing McKinney 546 investment and less than a mile from the airport itself. With quick access to U.S. 75, U.S. 380, State Highway 121 and Highway 5, the site is positioned for industrial development serving both local and regional needs.
“We’re excited to add this property to Ascent Fund II and expand our presence in McKinney,” said Spencer Weber, vice president of investment and development. “Its proximity to McKinney National Airport makes it ideally positioned for future development that supports the city’s growing economy.”
McKinney’s Airport Expansion
McKinney leaders broke ground in July on a $79 million, 46,000-square-foot commercial terminal at McKinney National Airport (TKI). Funded through city investment and more than $14.8 million in state grants, the project is expected to bring passenger service by late 2026.
As Local Profile previously reported, city officials project the terminal will handle 200,000 travelers annually and generate $400 million in economic impact once fully operational. It would make McKinney the third airport in North Texas with commercial flights, joining Dallas Love Field and DFW International.
A Broader Economic Trend
Ascent’s purchase comes as McKinney continues to attract significant development projects tied to its growth trajectory. Recent examples include CapRock Partners’ planned McKinney Air Business Park and new infrastructure such as the Spur 399 freeway connecting U.S. 75 to U.S. 380.
The city itself has been recognized as one of the fastest-growing in the nation, with its 75071 ZIP code ranked among the hottest housing markets of 2025. Industrial demand has followed that population surge, making the area surrounding McKinney National Airport an investment magnet.
