San Antonio Developer Eyes Second Rental Home Community in North Fort Worth

A San Antonio builder is making plans to start its second rental home community in North Fort Worth.

Embrey Partners is building a 276-unit duplex community called Collection Champions Circle. The build-to-rent project is on about 23 acres just south of the Texas Motor Speedway near State Highway 114.

Rents for the one-, two- and three-bedroom duplexes will start near $1,800 a month. The community includes a clubhouse and resort-style pool.

Embrey Partners just filed plans for a second duplex community in the Hunters Crossroads development next to U.S. Highway 287.

The $42 million Hunter Crossroads Avondale project will include 116 duplexes and 116 one and two-story farmhouse style homes.and will start construction in January, according to planning documents filed with the state. Houston-based W Partnership designed the community, which is set to open in late 2025.

The community will also include a private clubhouse with game room and media room.

The developer expects its first home occupancy in March 2025.

Plains Capital Bank financed the land acquisition which was brokered by commercial property firm Transwestern.

“Embrey’s Collection brand continues to deliver the highest quality luxury rental living with the look and feel of a residential neighborhood,” Embrey’s Jeremy Williams said in a statement.

Embrey Partners’ developments are among several rental home communities in the works north of Fort Worth.

Founded in 1974, Embrey Partners has developed more than 43,000 apartments and has several thousand rental units planned in Texas, North Carolina, Arizona, Colorado, Florida and other markets.

The traditional apartment builder expanded into rental house communities in 2021. Last year, the developer completed a “$160 million discretionary equity fund to support the development of a portfolio of build-to-rent projects, an emerging and highly desirable concept in the multifamily industry.”

The builder is also constructing a single-family rental community in Gruene near Austin. It previously built apartment communities in Frisco, North Dallas and Richardson.

North Texas led the country in rental home construction in 2022 with almost 28,000 houses completed.

Dallas-based PMB Capital Investments just filed plans for a 105-unit single-family rental project in Rockwall County.
