Houston developer considering Garden Oaks-area apartment project
The developer is requesting variances from the city of Houston planning commission Jan. 31 for a nearly five-acre tract off West 34th Street near Alba, close to the northwest Houston neighborhoods of Garden Oaks and Oak Forest.
Renderings for the project in the Jan. 31 agenda packet show the mid-rise apartment building at 1005 West 34th St. with an attached parking garage and an exterior with both wood and dark accents.
A spokesman for Hines said the company wouldn’t comment at this time.
The developer is asking the commission for variances, including a reduced 5-foot building line instead of the required 20-foot setback and a 20-foot right-of-way as opposed to a 30-foot option.
Houston-based Dosch Marshall Real Estate, a land brokerage firm, represented Hines in the deal.
Hines’ proposed project would be a few miles away from a couple of other apartment projects underway. In September, Houston-based Allen Harrison Co. closed on a 7-acre tract of land near Timbergrove and Oak Forest for a four-story building with surface parking.
The apartments will have a dense, urban look compared to the typical garden-style project, development associate Evan McAnulty told the Houston Business Journal at the time. The property will have a courtyard with a relaxed look and lush landscaping as well as an outdoor space in the style of a beer garden. One- and two-bedroom units will range in size from about 500 to 1,200 square feet. Rent ranges weren’t shared.
And Phoenix-based Alliance Residential recently filed building permits with the city of Houston for $28.8 million for a project named Broadstone Minimax at 2717 Minimax, north of Memorial Park. Northwest Mall was chosen as the preferred site for Houston’s station for the proposed high-speed Texas bullet train.
